Property valuer in Mumbai
The RGVS branch in Mumbai values society flats, redevelopment projects, offices, shops and industrial galas across the city and suburbs, and every report is reviewed and signed by the firm. Mumbai brings its own papers — Index II, share certificates, occupation certificates, alternate-accommodation agreements — and its own guideline rate, the ready reckoner.
What we value in Mumbai
Mumbai's valuation questions are rarely simple — redevelopment, carpet-area agreements and older society flats all need care — so the papers are read before the rate is chosen.

Before the visit
Documents for a Mumbai property
- Registered agreement for sale and the Index II
- Share certificate and the society's NOC
- Occupation certificate (OC) and commencement certificate (CC)
- Property card with the CTS number
- Latest BMC property-tax bill and the society maintenance bill
- Under construction: the MahaRERA registration; redevelopment: the permanent alternate accommodation agreement
The report states the area basis in your agreement — since RERA, the carpet area — and keeps the rate on the same basis (why it matters).
How the rate is built
In Maharashtra the stamp-duty guideline value is the ready reckoner rate, published zone by zone; it is a reference, not the market value. The market rate comes from comparable transactions and live listings brought to transaction level, reconciled in the report.
Questions
Mumbai: what people ask
Carpet area or built-up area for a Mumbai flat?
The basis in your agreement. Agreements since RERA state the carpet area; older ones often state built-up area. The report says which it uses and converts at a stated ratio where needed — see the area guide.
Do you value rehab flats in a redevelopment?
Yes — a rehab flat is valued with its permanent alternate accommodation agreement and the project's stage, and whole redevelopment schemes are valued for banks with unit-wise annexures.
How do I book a Mumbai valuation?
Call the head office on +91 98257 98600, WhatsApp the office or use the form on this page; the office schedules the visit, and the report follows the firm's method and review.
